As you will be aware, once you commit to coming on board and attending a one-day workshop, you will receive as part of the package, 3 months email support and mentoring from me.


Essentially this is just as it reads.


I fully recognise that even after you have attended the workshop and studied the manual, you will still be in the early stages of this business.


It has never seemed right to me that people should then be left alone to’ work it out’.


That could possibly be dangerous…..


Rather like the fact that there is no compulsory need for a learner driver to experience motorway driving before they take their test.


It seems dangerous to me to let them learn about it alone for the first time!


The first year of this business will expose you to most of the issues that you will ever encounter – and you will draw your experiences from these situations – and that’s how you learn!



However, the first time that these things happen, you may not be in a position to know exactly what to do and how to handle it.



I’ve been there – so I know!


You also know (as I keep on reminding you!) that I didn’t have someone like me to ‘tap into’
when I hit a hurdle.

I just had to work it out myself.

Often I got it right first time – MORE often I didn’t!

That’s where I can help you…..

Well, that’s the point of the 3 months ‘built-in' email support that comes with everything that I offer my students.

I am asked very often though, by buyers of my manual/phone package ‘Fast Profits from BMV’ if I can provide even longer lasting email support from the initial 3 months.



I have no problem doing that at all.



I’m prepared to do the extra work if they’re prepared to pay me extra for it. It seems an equitable arrangement for both of us!

What does all of this mean to me? What does it provide?


Good questions.



Well, if we take the discounted rate for 9 months of £250, it means that added on to your built-in initial 3 month offering with the basic workshop package – you will have a FULL 12 MONTH UNLIMITED email support service from me.


91 pence per day!


The 9 month discounted rate of £250 means that for a just 91 pence per day you will have your email support and mentoring facility with me extended to a FULL YEAR!



What do I offer you?




Well, as the words say…I offer UNLIMITED support and mentoring via email.





I commit to replying to your email queries within 24 hours of receiving them. Often it will be quite instant – at other times it could take up to 24 hours.



Here are 4 ACTUAL examples of the typical type of questions that I receive from my students via my email support service.



1. "Greg, I'm thinking of writing to all the Estate Agents around my area with a very specific proposal (maybe throw in I only buy at 35% BMV minimum) that for any person looking for a fast sale they'd pass to me for a finders fee (if completed). What are your views on this and any advice for me?".





2. "Greg, I was talking to a local Estate Agent the other day about a house they were going to market. It has just been repossessed and needs a lot of work, including a new flat roof. All of which I could easily do myself (<£11k). The Estate Agent thinks it would go on sale for around £80,000 in its current state but he said he is waiting for a proper survey and it all depends what the Mortgage Co need to cover their costs. He said he would have a price in approx 3 weeks.
Do you think it is worth looking at considering that local houses are going for anything between £143k (aprl07) to £155k (june08) (11 houses). Apparently it should rent for just over £600/month".





3. "Hi Greg, Just wondered whether you could give me some advice?
I have now been doing the marketing for pretty much twelve months and am about to complete on my 7th deal!! So really happy with the way things have gone. However in the current climate I really want to ramp things up over the next 2 years in terms of marketing and buying properties I am setting my self a target of 20 properties next year and am trying to decide how best to generate more leads. At the moment I have an area of 15,000 properties that are hit every 5-6 weeks with flyers,
I also have posters in corner shops and pawn brokers etc and a sign on the side of a building in one area, I have looked at expanding the number of properties I hit but its not really possible without going outside of my area of operation which I don’t want to do. Have considered newspaper adverts but would come up against ‘******’ company that always beat me on price as they are still paying 80% Open Market Value.
Just wondered if you think 20 properties is realistic and what you would do to increase leads given I do have a limited advertising budget.
Any advice would be greatly appreciated"




4. "Are you having any problems getting the valuation you require from surveyors? And how are you structuring your offers in terms of % bmv? Are you offering say 30% below current predictions of where house prices are currently? Are you still completing on deals with cash back? I am not taking cash backs even when they are there to be had as I don’t need the cash personally so I keep it in the house.. Look forward to your reply"




These are all typical questions that I receive from newcomers into this business who value the help and advice that I give them. It would have been invaluable to me when I first started in this business – but (as I keep explaining!) it wasn’t there!
